Bathrooms are small rooms that punish shortcuts. Water is in constant contact with the assembly, the room is closed and humid, and everything that fails does so slowly and invisibly behind tile. The reason a bathroom remodel costs what it does has very little to do with the tile you can see and a great deal to do with what is behind it.

What a bathroom remodel includes

Scope varies more in bathrooms than in kitchens. A full remodel takes the room to the studs and subfloor: everything out, plumbing and electrical reworked, new waterproofing, new tile, new fixtures. A shower-only project rebuilds the wet area and leaves the rest. A vanity-and-floor refresh changes the visible surfaces without touching the shower at all.

What we do not do is sell a full gut when the room needs a shower rebuilt, or patch a shower when the framing behind it is soft. Which one you need is usually clear within a few minutes of looking at the room, and definitively clear once the tile is off. Either way you are dealing with one bathroom contractor rather than coordinating a plumber, a tiler and a carpenter yourself.

Demolition, and what it usually finds

Demolition in a bathroom is diagnostic as much as destructive. In older Essex and Union County houses, the things that turn up regularly are: rotted subfloor around the toilet flange, where a wax ring failed years ago and nobody noticed; soft or crumbling plaster and lath behind a tub surround; galvanized supply piping that is closing up internally and has to be replaced while it is accessible; and a shower pan that failed long enough ago that the joists below have taken water.

None of that is exotic. It is normal for the age of the housing here, and it is why we would rather set expectations before demolition than deliver surprises after it. If we open a wall and find something, you hear about it the same day with a clear description of the options.

Layout and what can actually move

Most bathrooms in this area are between 35 and 50 square feet, which means layout choices are constrained by plumbing rather than imagination.

The toilet is the least flexible fixture. Its drain is the largest in the room and needs proper fall and venting, so moving it more than a short distance often means opening the ceiling below to reroute the line. The sink is the most flexible. The tub or shower sits somewhere in between, and its drain position is exactly what a tub-to-shower conversion has to deal with.

The practical clearances worth knowing: a toilet wants roughly 15 inches from its centerline to any wall or fixture on either side, and clear space in front of it. A shower door has to be able to swing without hitting the vanity, which is the most common collision in a small bathroom plan. A vanity that is three inches too wide turns a comfortable room into one you shuffle sideways in.

Plumbing

Behind the tile, a bathroom is supply lines, drains and vents. Supply is straightforward: hot and cold to each fixture, with shutoffs. Drainage is where the code detail lives, because every fixture needs the right pipe size, the right slope and a vent so the trap does not siphon dry.

Valve selection matters more than it seems. A pressure-balancing or thermostatic mixing valve prevents the temperature swing when a toilet flushes elsewhere in the house, and current code requires that protection in showers and tub-showers. If you are opening the wall anyway, that is the moment to replace an old two-handle valve with a modern one.

In houses of the age we mostly work in, this is also the moment to deal with galvanized steel supply lines if they are still there. They rust from the inside, the bore closes up, and the symptom is a shower that loses pressure when someone runs a tap. Replacing them is easy while the wall is open and disruptive once it is closed.

Waterproofing and shower pans

This is the part of a bathroom that determines whether it lasts. Tile and grout are not waterproof. Grout is porous, and water passes through it routinely; the assembly behind the tile is what keeps that water out of the framing.

A shower needs a continuous waterproof layer and a floor that drains. Modern approaches use either a sloped mortar bed with a membrane, or a pre-sloped foam pan bonded to a sheet or liquid membrane system. Either works when installed properly and neither works when the corners, the curb and the drain connection are not detailed correctly, because that is where failures start.

Backer board is not waterproofing either. Cement board is a stable substrate that does not fall apart when wet, but water still passes through it. It needs a membrane over it or behind it. A shower built with tile set directly on cement board and no membrane will work for a while and then will not.

Niches, benches and curbless entries all add corners and transitions, which means more places to get the waterproofing right. They are worth doing; they are just not places to save money.

Tile and grout

Tile choices interact with the room rather than existing independently. Large-format tile means fewer grout lines to clean, but it needs a flatter substrate, and in an old house that often means floor preparation before anything is set. Small mosaic tile on a shower floor gives better traction and follows the slope to the drain more easily, at the cost of a lot more grout.

Wall tile and floor tile are not interchangeable. Floor tile has to be rated for foot traffic, and in a shower it should have enough slip resistance to be safe wet. A polished porcelain that looks beautiful on a wall can be genuinely dangerous underfoot.

For grout, cement grout is standard and needs sealing; epoxy grout is more stain and water resistant and considerably fussier to install. Movement joints at changes of plane (where a wall meets the floor, or two walls meet in a corner) should be flexible sealant rather than rigid grout, because that is where a building moves. Showers, tubs, and choosing between them

A shower rebuild is the most common single project we do. A walk-in shower with a low or no curb and a glass panel instead of a door makes a small room feel considerably larger, and it is easier to step into.

A tub-to-shower conversion takes an alcove tub out and rebuilds the space as a full shower. In houses where the upstairs hall bath has the only tub and there is a second bathroom elsewhere, this is often the highest-value change available. Replacing a tub makes sense when you want to keep a bathing option, and it is rarely just a tub swap: the surround, valve and often the tile come with it.

Vanities, sinks and toilets

The vanity is the storage in most bathrooms, so its size is a real decision rather than a styling one. Drawers hold more usable stuff than a single cabinet with a door and a P-trap in the middle of it. A wall-mounted vanity makes a small room feel bigger and the floor easier to clean, but it needs blocking in the wall, which has to be installed at rough-in.

Sink style affects the counter: an undermount needs a solid surface, a vessel sink changes the effective counter height, and an integrated top is a single piece with no seam to keep clean. Faucet spread has to match the holes drilled in the top, which is a small detail that causes real annoyance when it is missed.

Toilets are mostly a question of height, rough-in dimension and bowl shape. Comfort height suits most adults and is easier to get off. The rough-in (the distance from the wall to the drain centerline, usually 12 inches but sometimes 10 or 14 in older houses) has to be measured before ordering. See the vanities page for more.

Ventilation

An exhaust fan is not optional equipment in a bathroom. Steam that stays in the room condenses on cold surfaces, soaks into paint and drywall, and eventually into framing. The mold in the ceiling corner of an old bathroom is almost always a ventilation problem rather than a cleaning problem.

Three things matter: the fan is sized for the room, it is ducted to the outside rather than into the attic or a soffit, and it runs long enough to actually clear the air. A humidity-sensing switch or a timer solves the last one better than expecting anyone to remember.

Lighting and electrical

Bathroom electrical is governed by proximity to water. Receptacles require GFCI protection, fixtures near a tub or shower have to be rated for damp or wet locations, and light switches cannot be within reach of someone in the tub.

For lighting, an overhead fixture alone puts your face in shadow at the mirror. Sconces at either side of the mirror at roughly eye level, or a fixture above it, solve that. If the wall is open, adding a switched circuit or a receptacle inside the vanity for a hair dryer or an electric toothbrush is nearly free at that stage.

Flooring

Bathroom floors get wet and need to stay safe when they are. Porcelain tile is the default for good reason. Luxury vinyl plank is genuinely waterproof in the sheet or click formats made for wet areas and is warmer and quieter than tile. Natural stone is beautiful, porous and needs sealing on a schedule.

Underneath, the subfloor has to be stiff enough that tile does not crack. In older houses with 2x8 joists spanning further than anyone would design today, that sometimes means adding a layer of plywood or an uncoupling membrane before tiling. Heated floors, if you want them, go in at this stage and never afterward.

Accessibility

Building in accessibility during a remodel is far cheaper than retrofitting it. Solid blocking behind the tile for future grab bars costs almost nothing at rough-in. A curbless or low-curb entry removes the step that causes falls. A wider doorway, a comfort-height toilet, a hand shower on a slide bar and a bench are all straightforward when the room is already open.

What affects the cost of a bathroom remodel

  • Room size and tile coverage. Floor-to-ceiling tile on all walls is several times the tile work of a tub surround.
  • Whether plumbing moves. Keeping fixtures in place is the single biggest saving available.
  • Shower configuration. A curbless entry, a bench, a niche and a glass enclosure each add work.
  • Waterproofing system. Doing this properly is not the place to economize, and it is a real line item.
  • Vanity and fixture selection, which spans an enormous range at every size.
  • Hidden damage. Rotted subfloor, wet framing or failed supply piping found at demolition.
  • Accessibility work such as widening a door or building a curbless entry with the drainage that requires.
  • Electrical scope, including a new fan circuit, GFCI protection and additional lighting.

Permits and inspections

Bathroom remodels in New Jersey fall under the Uniform Construction Code and are permitted and inspected by your own municipality. Any project that alters plumbing or electrical requires permits, which covers essentially every real bathroom remodel. Replacing a toilet on the existing flange or a faucet on existing valves is usually a different matter.

Rough plumbing and electrical are inspected before they are covered, and there is a final inspection at completion. Scope determines exactly what applies and requirements vary by town, so we confirm with the local construction office before starting. Where bathrooms usually go wrong

  • Tiling over a failed shower pan. The most common bad repair we are called in to redo.
  • No waterproof membrane. Cement board alone is a substrate, not a barrier.
  • Rigid grout in the corners where a flexible sealant belongs, which cracks and then lets water in.
  • An exhaust fan venting into the attic. It moves the moisture problem rather than solving it.
  • No blocking for grab bars in a house where somebody will want them within a decade.
  • A shower door that hits the vanity. A plan problem that is obvious on paper and expensive in the room.
  • Ignoring the subfloor and then wondering why the new tile cracked along a joist line.

How long does a bathroom remodel take?

A hall bathroom keeping its existing layout usually runs three to four weeks of active work. Moving fixtures, opening walls or dealing with rot behind a shower pushes that out. The room is unusable for most of it, so if it is the only full bathroom in the house we plan the sequence around getting a working shower back as early as the trades allow.

My shower leaks. Do I need the whole bathroom redone?

Not necessarily. If the leak is a failed shower pan or failed waterproofing behind the tile, the shower has to come out and be rebuilt, but the vanity, toilet and floor can often stay. What we will not do is re-tile over a substrate that is already wet or a pan that is already cracked, because that buys you two years at most. Once the tile is off we can see exactly how far the damage travelled.

Is a tub-to-shower conversion a big job?

It is a real remodel, not a swap. The tub comes out, the drain has to be relocated from the tub position to a shower drain position and re-vented correctly, the valve is usually replaced, the alcove gets new backer board and waterproofing, and then the whole thing is tiled. The finished result is often the single best change you can make to a small bathroom, but it is a week or two of work with a permit and an inspection, not a weekend.

Should I keep a tub in the house?

It depends on what else you have. If it is your only tub and you have small children or expect to sell to families, keeping one bathing tub in the house is worth thinking about. If you have a second full bath with a tub, or nobody has taken a bath in the one you have since 2014, converting it to a shower usually makes the room far more usable.

What has to be inspected?

Rough plumbing and rough electrical get inspected before anything is covered, and there is a final inspection when the work is complete. If you move a wall or alter framing, the building subcode is involved as well. Your town's construction office runs the schedule. Nothing gets closed in until the rough passes, which is one reason a bathroom cannot be rushed.

Do bathrooms need an exhaust fan?

A bathroom without an operable window needs mechanical ventilation, and honestly, one with a window still should have a fan. Steam that is not removed ends up in the drywall, the paint and the framing, and it is the reason bathrooms grow mold in corners and the ceiling paint peels. The fan needs to vent outside, not into the attic, and it should be sized to the room rather than whatever was there before.

Can you make a bathroom easier to use as we get older?

Yes, and the best time to do it is during a remodel you were already doing. Solid blocking in the walls for future grab bars costs almost nothing at rough-in and is a wall demolition later. A curbless or low-curb shower entry, a wider door, a comfort-height toilet and a bench are all easier to build in now than to retrofit.
