A kitchen remodel is really four projects stacked on top of each other in one room: a plumbing project, an electrical project, a carpentry project and a tile project. They have to happen in a particular order, and each one is harder in a house built in 1935 than in one built in 1995. Most of the kitchens we work on in Essex and Union County are the former.

What a kitchen remodel includes

The word covers a wide range. On the lighter end, a kitchen refresh keeps the layout and the boxes, and changes doors, drawer fronts, hardware, counters, backsplash and paint. On the heavier end, everything comes out to the studs and subfloor, a wall moves, the sink relocates, and the room is rebuilt around a different plan.

Most projects sit somewhere in between. A common scope in this area looks like: full demolition of cabinets and counters, new cabinetry in a slightly revised layout, a relocated or resized sink, a new dedicated circuit or two for the microwave and dishwasher, a proper range hood vented outside, new flooring, tile backsplash, undercabinet lighting and new fixtures. That is a real project with permits and inspections, and it is what we do most weeks.

Everything below is part of that scope. One kitchen contractor, one crew, one number to call. We are not subcontracting the room out to four companies and coordinating them by text message.

Layout is the decision that drives everything else

Before cabinet styles or countertop samples, the question is whether the room's plan is working. A kitchen that frustrates you usually has a layout problem, not a finish problem, and new doors on the same bad arrangement will not fix it.

The traditional shorthand is the work triangle: sink, range and refrigerator forming a loop you can move through without crossing traffic. It is a useful starting point but it is not a rule. Galley kitchens in older Newark and Irvington houses often work well as two parallel runs. A modern kitchen with a second sink or a wall oven has more than three points. What matters more is that you can open the dishwasher without blocking the fridge, set a hot pan down within a step of the range, and unload groceries without walking through a doorway everyone else uses.

Clearances are where plans quietly fail. A walkway between two runs of base cabinets wants roughly 42 inches for one cook and closer to 48 if two people are in there. Appliance doors need somewhere to swing. A dishwasher next to a corner cabinet can block that cabinet entirely when open. These are the details we check on paper before anything is ordered, because they are painful to discover with the cabinets already delivered.

Two changes come up constantly in this area: reworking the layout within the existing walls, and opening the wall between kitchen and dining room. The second one is a bigger job than it looks, because in most older houses that wall carries load and the opening needs a properly sized beam and posts down to something that can hold it.

Cabinetry

Cabinets are the largest single line in almost every kitchen budget and the item with the longest lead time, so they get decided early. There are three broad routes.

Stock cabinets come in fixed sizes, usually in three-inch increments, and are available quickly. They work well when the layout is conventional and the walls are reasonably square. Semi-custom gives you more sizes, more door styles and modifications like reduced-depth boxes or a taller upper run, at a longer lead time. Custom means built to the room, which is genuinely useful in old houses with out-of-square corners, odd chimney chases or nine-foot ceilings you actually want to use.

Underneath the door style, the thing to look at is the box. Plywood boxes hold screws better and survive a leak under the sink in a way particleboard does not. Drawer construction matters more than most showrooms let on: dovetailed drawer boxes with full-extension soft-close slides are the difference between a kitchen that feels solid in year eight and one that does not.

In older houses, installation is where cabinetry work is won or lost. Walls bow, floors slope, and corners are rarely ninety degrees. A cabinet run has to be shimmed level and plumb regardless of what the house is doing, and the gaps that creates get closed with scribe molding and filler strips cut to the wall. Skipping that step is why you sometimes see a beautiful kitchen with a quarter-inch wedge of daylight behind the crown.

Countertops

Counters get templated after the cabinets are installed and confirmed level, not before. That is not a scheduling preference, a stone top cut to a drawing rather than to the actual installed run will not sit right.

The practical differences between materials come down to maintenance and edges. Quartz is engineered, non-porous and needs no sealing, which is why it has taken over most kitchens. Granite is natural stone with more variation between slabs and wants periodic sealing. Butcher block is warm and repairable, but it moves with humidity and does not belong immediately beside a sink unless you are willing to maintain the finish. Solid surface can be seamed almost invisibly and repaired by sanding, at the cost of heat resistance.

Sink choice interacts with counter choice. An undermount sink requires a material that can carry the weight and be polished at the cutout, and it is fabricated into the top before delivery. Farmhouse and apron-front sinks need the base cabinet modified, sometimes structurally, so that decision has to be made before cabinets are ordered rather than after. Backsplash and tile

The backsplash is a small area that absorbs a surprising amount of labor, because it is almost all edges and cuts. Outlets, switches, window returns, the range hood and the ends of cabinet runs all need tile cut around them, and the quality of a backsplash is judged entirely on how those cuts look.

Standard height is counter to the underside of the upper cabinets, roughly 18 inches. Running full height behind the range is common and looks deliberate rather than accidental, particularly with a hood instead of an over-range microwave. Grout choice matters more than people expect: a contrasting grout turns a subway tile into a graphic pattern, and a matching grout makes the same tile disappear into the wall. Flooring

Kitchen floors take water, dropped pans and constant traffic. Tile handles all of it and is unforgiving about substrate: it needs a flat, stiff base, and in an older house with springy joists that often means adding a layer before anything is set. Luxury vinyl plank is more tolerant of a subfloor that is not perfect, warmer underfoot and considerably cheaper. Hardwood makes sense when it continues from adjoining rooms and you would rather not see a transition strip in a doorway.

The sequencing question is whether the floor runs under the cabinets or stops at them. Running it wall to wall costs more material but means a future cabinet change does not expose an unfinished patch. Stopping at the cabinet line saves material and is fine if you do not expect to move anything. There is more detail on the kitchen flooring page.

Plumbing and electrical

This is the part of a kitchen remodel homeowners see least and pay for most, and it is where an older house gets expensive.

On the plumbing side, a sink that stays put usually only needs new supply stops and a new trap. Moving it means new supply lines, a relocated drain with correct fall, and a vent that satisfies code. Over a basement that is accessible work. Over a slab it is not, which is why a slab-on-grade kitchen sometimes gets designed around keeping the sink where it is. Dishwashers need their own supply and drain connection, and a properly done installation includes an air gap or high loop so waste water cannot siphon back.

Electrical is where old kitchens fall furthest behind current code. A modern kitchen expects small-appliance circuits serving the countertop receptacles, a dedicated circuit for the dishwasher, another for the disposal if there is one, one for the microwave, one for the refrigerator, and a 240-volt circuit if the range is electric. Countertop receptacles require GFCI protection. Many kitchens we open up in this area are running most of that on one or two circuits shared with the rest of the floor, which is why the lights dim when the microwave starts.

Bringing that up to current requirements is usually the right call while the walls are open, and occasionally it surfaces a bigger conversation about panel capacity. We would rather have that conversation before demolition than during.

Ventilation and range hoods

A recirculating hood with a charcoal filter moves grease and steam around the room. A ducted hood removes them from the house. Where a duct run to an exterior wall or roof is possible, ducted is the better answer, and it is worth planning the route early because it may pass through a cabinet, a soffit or a joist bay.

Capacity should match the range rather than the showroom display. An ordinary 30-inch gas range does not need the same airflow as a high-output professional-style burner, and a very powerful hood in a tight modern house can pull enough air to cause backdrafting problems with other combustion appliances. This is not an area to over-specify by default.

Lighting

Most dated kitchens have one fixture in the middle of the ceiling, which puts your own shadow on the counter you are working at. Good kitchen lighting is layered: general ceiling light, task light directly over work surfaces, and something decorative over an island or table.

Undercabinet lighting is the single change that makes the biggest practical difference, and it is far easier to run while the backsplash is off. Recessed cans belong over the counter edge rather than directly overhead, for the same shadow reason. If you are running new circuits anyway, adding switching zones costs very little at rough-in and is a nuisance to add later.

Appliances and clearances

Appliances get specified before cabinets are ordered, because cabinet openings are built to their dimensions. A 36-inch counter-depth refrigerator, a slide-in range and a 24-inch dishwasher each impose specific opening sizes, and swapping a model late in the process can mean modifying a cabinet on site.

Clearance details worth checking early: the gap required beside a range for combustible surfaces, the depth a refrigerator door needs to open to ninety degrees before the crisper drawers will clear, whether a wall oven's cutout height matches the cabinet you are buying, and whether the dishwasher door will hit an adjacent island. None of these are difficult. They are just easy to miss.

What affects the cost of a kitchen remodel

We do not publish prices, because a number without a scope attached is worth nothing. What we can be specific about is what moves the number:

  • Size of the room and the length of cabinet run. Cabinetry is priced per box, so linear feet drive it directly.
  • Cabinet grade. The gap between stock and custom is the widest single spread in the budget.
  • Countertop material and square footage, plus edge profile and how many cutouts and seams the layout needs.
  • Whether plumbing moves. Keeping the sink where it is saves real money; relocating it, especially over a slab, does not.
  • Electrical scope. Adding required circuits to a kitchen wired in 1955 is more work than adding them to one wired in 2005.
  • Structural changes. Removing a load-bearing wall means engineering, a beam, posts and often a footing.
  • Tile area and pattern. A herringbone backsplash has far more cuts than a straight stack.
  • Flooring choice and whether the subfloor needs work before anything goes down.
  • Unknown conditions. Rotted subfloor under a leaking dishwasher, knob-and-tube in a wall, a chimney chase where you wanted cabinets.

General market figures published by remodeling trade sources can be useful for orientation, but they are national averages across wildly different scopes. They are not a quote for your kitchen, and we will not pretend otherwise.

What affects the timeline

Lead time, not labor, is usually the constraint. Cabinets are the long pole; semi-custom orders commonly run six to ten weeks and custom longer. Countertops add one to two weeks after cabinet install because of templating and fabrication. Specialty tile can be back-ordered. Inspections have to be scheduled and passed before work continues.

The practical consequence is that decisions made late cost calendar time, not just money. A cabinet order placed two weeks late pushes the entire project two weeks, no matter how fast anyone works afterward.

Permits and inspections

New Jersey construction work falls under the Uniform Construction Code, and permits are issued and inspected by your own municipality's construction office rather than the state. In practice, a kitchen remodel that changes plumbing or electrical requires permits. Cosmetic work that touches neither (painting, replacing a faucet on existing valves, new hardware) generally does not.

Rough plumbing and electrical are inspected before they are covered by drywall or tile, and there is a final inspection when the work is done. If framing changes, the building subcode is involved as well. Requirements and fee schedules vary by town, and the scope of your particular project decides what applies, so we confirm with the local construction office rather than assuming. Where kitchens usually go wrong

  • Choosing finishes before fixing the layout. The tile does not matter if the dishwasher still blocks the corner cabinet.
  • Ordering cabinets against a drawing instead of a field measurement. Old walls are not where the plans say they are.
  • Leaving appliance selection until after cabinets are ordered. The openings are already built by then.
  • Treating the range hood as decoration. Duct routing has to be planned around joists and cabinets, not discovered.
  • Assuming the electrical panel has room. Worth checking before you plan four new circuits.
  • Skipping the temporary kitchen. Six weeks with a microwave on a folding table in the dining room goes much better when it was planned in advance.

How long is a kitchen out of commission?

Six to ten weeks of active work is typical for a full remodel, and the room itself is unusable for most of that. The clock rarely starts at demolition though. Semi-custom cabinets commonly run six to ten weeks from order to delivery, and stone countertops cannot be templated until the cabinets are set and level, which adds one to two weeks after install. Sequencing those lead times is most of what keeps a kitchen on schedule.

Do I have to move the sink and stove where they already are?

No, but moving them costs more and the amount depends on what is under the floor. A sink that shifts a few feet along the same wall is usually straightforward. Moving it to an island means running supply and drain lines through the floor and venting the drain properly, which is easier over a basement than over a slab. Gas ranges are similar: extending a line is routine work, but it is real work, and electric ranges need a dedicated 240-volt circuit run to the new spot.

Is it worth keeping the existing cabinets?

Sometimes. If the boxes are solid, square and the layout works, refacing or new doors and drawer fronts can be a genuinely good outcome for much less money. If the boxes are particleboard that has swollen under the sink, or the layout is the actual problem, refacing just puts a new face on a kitchen that will still annoy you. We look at the boxes before recommending either.

What has to be inspected in a kitchen remodel?

Any plumbing or electrical work that gets covered by finished surfaces needs a rough inspection before it is closed in, and a final inspection once everything is installed. In practice that means the inspector sees the room twice at minimum. If you open a wall or alter framing, the building subcode official is involved too. Your town's construction office sets the schedule, and nothing gets tiled or drywalled over until the rough passes.

Can you work around a kitchen we still need to use?

Not really, and anyone who says otherwise is setting you up for a bad six weeks. Once the cabinets and counters come out, the water and often the gas are off and the room is a work site. What we can do is help you set up a temporary kitchen elsewhere in the house before demolition, keep the refrigerator running on an extension circuit where the layout allows, and sequence the work so the room is closed for the shortest stretch possible.

Does a kitchen remodel need to include the floor?

Not always, but consider it early rather than late. If the existing floor runs under the cabinets, replacing cabinets usually means the old floor has a gap where the old footprint was. If you are changing the layout at all, the floor almost certainly has to be addressed. Deciding this after demolition is the expensive version of the conversation.
